Why do I have to wait on a waiting list to rent out my house?
Currently, per our CC&Rs, no more than 20% of the neighborhood can be comprised of rentals. If you are interested in wanting more information about renting please email the board at sfsunsetparkhoa@gmail.com
What happens if I rent it out anyway?
You will be fined monthly and asked to immediately terminate renting. The HOA will prosecute for violations, assessing fines of $300 per month until the situation is fixed.
I have a complaint about something in the HOA. Do I have any options?

How much of my fees go towards paying the HOA board members?
None. All HOA board positions are unpaid. They are your friends and neighbors who are volunteering their time and effort, so please be kind and courteous.

What is the point of the HOA? Why can't I opt out and do what I want?
The intent of the HOA is to put what many believe are common sense rules in place so that everyone keeps their homes looking nice and elevates the neighborhood appeal. Your real estate agent should have made you aware of the HOA rules before purchasing your home so you could factor these into your decision to purchase.
In addition to basic rules for maintaining your home, the Sunset Park HOA also provides amenities in the form of a park, pavilion, and paths. Because these are neighborhood resources, the contributions of all homes' monthly fees are required to maintain them.
The HOA is run by your friends and neighbors, and the rules in place were made by them. If a rule feels overly restrictive please bring it up to the board.
Can't we get rid of the HOA?
This question has been seriously considered by burned out HOA board members who are tired of the work and abuse involved in fulfilling their duties. Beyond the legal expenses, and bureaucratic processes needed, the major barrier for this is that the city would also need to sign off and be willing to take over the amenities and property belonging to the HOA. It's a lot of space that requires regular maintenance which is expensive, and the location of amenities is not conducive to use by anyone other than our neighborhood. In short, there's no real upside for the city but increased expense. So although it's technically possible, it's unlikely.
